Roads, Verges and Drainage

The Company owns all carriageways, verges, footpaths, barrier gates and notice boards. The supply of water and removal of sewerage within the Estate is the responsibility of Sutton & East Surrey Water. The connecting drains to individual properties are the responsibility of the householder. The connecting drains to individual properties are the responsibility of the householder.

The Managing Agents carry out regular inspections of all roads. From 2009 BHOEC put in place a multi million pound 6 year road renewal programme to replace all existing roads and bring the verges and environs up to a standard commensurate with a high class residential estate. BHOEC appointed a firm of consultant engineers. Hyder, who, after consultation with residents, designed and put every road project out to tender. The project completed by 2015.

On purchasing their property all members will have covenanted to contribute towards the cost of maintaining their respective frontage roads. Wherever maintenance or repair costs can be attributable to specific roads their residents are charged with these costs. Owners are billed with these charges (‘Road Charges’) in arrears.
